Background
Servest, the international provider of Facilities Management services is one of the UK’s fastest growing companies. They have more than 23,000 staff working at 7,000 client sites across the UK. ODI completed a complex fit-out to Servest’s Watford site, bringing three group companies into one office space.
Project Scope
To convert three offices into one flexible space. Two of the units were already prepared to Landlord (Cat A) standard ready for fit-out to tenant (Cat B) standard, but the middle unit was still occupied by the outgoing tenant who remained in situ until halfway through the build phase. To commence work on the Cat B fit-out of the two outer offices without access to the middle one, then combine a Cat A and Cat B fit-out to the third when vacated.

Process
Firstly, we helped the tenant negotiate a financial reward from the Landlord for the additional work, liaising with their agents and the campus management on fit-out costs.
Our design included an open plan space for more than 100 staff as well as Director’s suite, boardroom with moveable wall, and meeting rooms. New, contemporary kitchen and washrooms were installed along with a high-tech communications room, which required close liaison with their IT department.
We employed a sober, corporate colour scheme and smart and ergonomic furniture to enhance staff comfort and morale.
